For thousands of students, that means once again looking for accommodation. But anyone who opens Kamernet, Funda or studenthousing.nl today will see it immediately: the supply is extremely limited, waiting times are increasing and affordable options are scarce. And that won't get any better in the coming years.<br>&nbsp;<\/p>\n<h3 data-start=\"736\" data-end=\"790\">The invisible barrier for start-ups and students<\/h3>\n<p data-start=\"792\" data-end=\"1201\">Many students as well as young working people underestimate the gravity of the situation. For a long time, it seemed obvious that you could rent a room or studio with a bit of luck. But now the playing field has fundamentally changed. An accumulation of regulations has made it increasingly unattractive for private landlords to offer rooms. And that translates directly into less supply.<\/p>\n<p data-start=\"1203\" data-end=\"1522\">Take, for example, a property in Utrecht or Amsterdam with a WOZ value of \u20ac800,000. According to the housing valuation system, a room of 20 m\u00b2 can be rented there for a maximum of about \u20ac550 per month. Five rooms then yield about \u20ac33,000 a year in rental income. Sounds fine, until you factor in taxes and maintenance.<\/p>\n<p data-start=\"1524\" data-end=\"1800\">With the reform of Box 3 under minister Hugo de Jonge, a landlord in this case quickly pays over \u20ac13,000 a year in capital gains tax. The net return on a \u20ac1 million investment thus drops to less than 2%, a level at which many landlords drop out.&nbsp;<br><br><\/p>\n<h3 data-start=\"1802\" data-end=\"1863\">Landlord pulls out, student pays the price<\/h3>\n<p data-start=\"1865\" data-end=\"1928\">There are several reasons for this withdrawal from the market:<\/p>\n<ul data-start=\"1930\" data-end=\"2422\">\n<li data-start=\"1930\" data-end=\"2109\">\n<p data-start=\"1932\" data-end=\"2109\"><strong data-start=\"1932\" data-end=\"1958\">The Affordable Rent Act<\/strong> brings almost all private rented housing under regulated rents, including medium rents, preventing market-based prices.<\/p>\n<\/li>\n<li data-start=\"2110\" data-end=\"2283\">\n<p data-start=\"2112\" data-end=\"2283\"><strong data-start=\"2112\" data-end=\"2141\">Municipal restrictions<\/strong> make it illegal to house more than two people in an independent house if there is no conversion permit. This will stop new student houses from being created.<\/p>\n<\/li>\n<li data-start=\"2284\" data-end=\"2422\">\n<p data-start=\"2286\" data-end=\"2422\"><strong data-start=\"2286\" data-end=\"2321\">The increased wealth tax<\/strong> (Box 3) ensures that many landlords are left with hardly any returns, or even losses.<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2424\" data-end=\"2697\">In practice, this means that once a room becomes vacant, the property is not re-rented to students. Sometimes it is sold to a family, or there is a policy of 'bullying away' students in the remaining rooms. For instance, a landlord is free to rent out an empty room to a single, elderly man. Thus, the composition of the house changes such that students no longer feel at home or safe there and decide to leave.<br><br><\/p>\n<h3 data-start=\"2699\" data-end=\"2732\">Supply drops alarmingly<\/h3>\n<p data-start=\"2734\" data-end=\"2946\">The consequences are obvious. According to <strong data-start=\"2780\" data-end=\"2791\">Rent.co.uk<\/strong>, cited by <strong data-start=\"2808\" data-end=\"2815\">NRC<\/strong> on 2 July 2025, the number of rental properties in student towns has fallen from 33,000 to about 20,000: a drop of almost 40%.<\/p>\n<p data-start=\"2948\" data-end=\"3359\">And as <strong data-start=\"2957\" data-end=\"2976\">News Hour (NOS)<\/strong> established earlier this year, Mona Keijzer's rent measures are in practice <em data-start=\"3064\" data-end=\"3082\">counterproductive<\/em>: they do not lead to more affordable housing, but to less supply, higher waiting times and increasing uncertainty for students and first-time buyers (<em data-start=\"3228\" data-end=\"3357\">source: <a data-start=\"3235\" data-end=\"3356\" rel=\"noopener\" target=\"_new\" href=\"https:\/\/nos.nl\/nieuwsuur\/artikel\/2563116-huurmaatregelen-mona-keijzer-werken-contraproductief\">NOS News Hour, July 2025<\/a><\/em>).<br><br><\/p>\n<h3 data-start=\"3361\" data-end=\"3396\">Buying as a structural solution<\/h3>\n<p data-start=\"3398\" data-end=\"3745\">At<b>&nbsp;SamenInHuizen.nl<\/b>&nbsp;we see the consequences on a daily basis. De rentelasten die je hiervoor betaalt, zijn dan slechts \u20ac426,25 per maand bij 3,1% rente.&nbsp; &nbsp;<\/span><\/p>\n<p data-start=\"3747\" data-end=\"4055\">Wij transformeren bestaande panden naar onzelfstandige woonplekken vaak met eigen keuken en badkamer.
