When it comes to a student room, the most obvious option is obviously to rent it. However, supply is very limited and finding a student room is harder than ever.
Hosting evenings with dozens of other interested parties makes it extremely difficult to get a room. Competition is cut-throat and the chances of their child being picked out are slim. This leads to stress and uncertainty, both for the students and their parents.
Many student rooms suffer from overdue maintenance, which can result in an uncomfortable and sometimes even unsafe living environment.
Issues such as leaks, poor insulation and non-functioning heating systems are common.
Due to the shortage of student rooms, the rent of student rooms has risen sharply. In big cities, room rental licences are rarely issued and thus the supply decreases every year, creating upward pressure on the student room market.

Allocation
Na de selectie worden de kamers toegewezen en ontvangt u een bericht of uw zoon of dochter is geselecteerd. In theorie bent u gedeeld eigenaar in uw woning, maar in het huishoudelijk reglement wordt vastgelegd dat je toegang hebt tot een specifieke kamer.

After all applicants are enthusiastic about the property, location and completion date, a purchase agreement is drawn up.
Signing at the Notary: The purchase agreement will be concluded at the Notary, subject to meeting the other candidates.

We offer professionally renovated and stylishly furnished student rooms in major student cities such as Amsterdam, Utrecht and Groningen. Each room comes with high-speed internet, comfortable study areas and fully equipped kitchens and bathrooms.
Je koopt feitelijk geen studentenkamer, maar een onverdeeld aandeel in een studentenwoning. Een kamer is te koop vanaf ongeveer €100.000 in de goedkopere steden. Aan rentelasten zou dit dan €297 per maand bedragen. Goedkoper dan het huren van een studentenkamer dus.
Gezamenlijk een studentenhuis kopen is lastiger te financieren bij traditionele hypotheekverstrekkers. Vaak wordt ervoor gekozen om een hypotheek af te sluiten bij een 3e partij, te lenen van een BV of te financieren met de overwaarde op hun eigen hypotheek.
Hoewel je dus niet echt een studentenkamer koopt, maar gezamenlijk een studentenwoning, moet dit uiteraard toch gefinancierd worden.
Een populaire manier is dat ouders de overwaarde van hun woning, hun spaargelden of hun BV aanspreken en de studentenkamer op naam zetten van zoon of dochter. Zo bouwt uw zoon of dochter vermogen op, kan hij/zij aanspraak maken op hypotheekrenteaftrek en hoeft in veel gevallen geen 2% overdrachtsbelasting te betalen.
To limit the pressure on your son or daughter, you can also choose to provide a repayment-free mortgage.
It is mandatory to charge a market-based interest rate, but you can, however, exercise your right to donate money to accommodate your son or daughter.
Of course, students in question can also look for private investors themselves.
